Very poor amenities and location - not 5* adults luxury

From someone that rarely posts a bad review) We have checked in yesterday and I will keep this review fluid in the hope something changes. We are here for 11 nights, 4th time to Mexico, 1st time to Bahia Sian Ka'an. We are hoping to move due to the location of this particular resort, lack of amenities, by far the worst buggy service for a resort that needs a buggy 100% Luxury 5* adults is by far a stretch. Its 10:30 and we have waited 40 mins for a buggy that had any room, to try get in to main part and im dreading later when its evening meal time, where most of the restaurants are. We arrived last night, the reception is located in the main bar area - the music was so loud (im 43 and genuinely like fun) could not even hear to check in. The rooms are clean but very dark and basic. It is quite tired but I accept that with a lot of Mexico properties. We booked this due to being adult only and having the choice to book in to approx. 20 restaurants. Last night we booked in for 10 restaurants but all so busy at full.. as it stands its just me sitting on my own as only 1 seat available in the restaurants - to arrive and have all the restaurants all booked for entire stay is pretty poor. The complex is too big is my suspicion. We are regretting our choices and hoping for a move. Hoping Enrik can help as we are liaising with him at reception The video is of the entire amenities at Sian Ka'an Reception/concierge/bar (There is 1 pool bar near by) I dont even mind staying here if there was a nice choice of bars or restaurants, there isnt. I think a lot of these 5* reviews are for other Bahia properties on the complex, not this one.

Used to be great now its crap.

This is a review i didn't think i would be writing for our favourite resort. We are returning guests, this was our sixth time in the past 5 years. We used to love coming here, unfortunately things have changed dramatically since last October. We arrived and were greeted with cool towels and welcome drinks as usual, we were then taken to our room. Unfortunately there was BLACK MOLD in the bathroom, so we asked to be moved. If you think black mold in your room then carry on, we don't think that it's acceptable. They moved us to room way back by the party pool. We've never been placed so far from the main lobby, the room was clean so all good. That night we had reservations at mikado, we did have to wait longer than usual for a trolley, and made it on time. The food quality was very different from last year , but wasn't too bad. The shows at night at sian kaan used to be great, although smaller than the other resorts on the complex. But this year most were terrible to totally horrible. Singers that are off key, seriously. We usefully to go to the pakal sports bar almost every night as they had either a band or karaoke which was always super fun. This time around nothing, they don't even serve food anymore, like wtf. I saw so many drunk imbeciles this time which was never really an issue last 5 visits. The cenote snack bar has gone downhill as well , bird crap on almost every chair, but workers are on their phones instead of cleaning the chairs, the food was atrocious also , which really sucks because it used to be a great place to to have quick snack. Even room service wasn't good The liquor section is also terrible now, luxury resorts serving jose quervo, uh im not in high school. Service throughout the resorts has also gone to crap. The buffet food quality is also terrible. A lot of the a la carte restaurants menu aren't what you get. Its very disappointing when ordering a specific plate and not getting what is described in the menu. The best a la carte were alux, kuuk, frutos del mar, and our second mikado supper. The katok steakhouse can't cook a steak , i ordered a medium steak, it was super well done, so i asked to get a medium steak, they brought me a blue steak. The sides are extremely small and the steaks were inedible, how is it i could order a steak at kuuk and get a beautifully cooked steak, but the steakhouse is crap. If you go to katok, have the jerk chicken or the tacos, be warned. We also went to gran tortuga, absolute disappointment unseasoned overcooked everything, they also used to have a great buffet, now its crap. Also the tequila restaurant used to be great, atmosphere and food, this time felt like wake. Also food quality and service wasn't at par to two years ago. One night at around 1 am the idiots in the room above us started yelling and jumping around, slamming doors. I HAVE NEVER HAD TO CALL FRONT DESK ever in our years of travelling, but did that night. I had to plug in the phone as it was disconnected from the wall. They did send someone but it took a while. The sian kaan beach area is all rocks, its terrible, the drink selection is crap, and the one day we went there were children sitting in our section and swimming, when i asked the bar tender, he simply replied its a public beach. Same with the akumal adults only beach section, which isn't as nice because they re did the rock wall and the water was greenish and there were very little fish. The only decent beach area is the akumal/coba beach and it is full of children, so not much fun when you're staying at an adult only resort. Also seems like they are catering to locals a lot more, i have zero issues with Mexican residents, but they all come in on friday, they all listen to music on their phones full blast, always cut in line at the bars, its absolutely ridiculous that people paying for weeklong or in our case 14 days, get second class service over locals. It was like that both weekends. Only there to party and total disregard to other guests. Also as returning guests last year we were upgraded to a superior junior suite for our 10 days vacation, we did notice on the bahia app that if you booked a junior suite you would get an automatic upgrade to a superior junior suite , which would have made this vacation maybe a little better, but alas we were given a black mold room instead, so i guess loyalty only works one way at bahia. Needless to say we will not be returning to the resort next year , we will spend our hard earned money elsewhere and wish bahia all the best.

    Sian Ka'an Oct. 2025 - Girls Trip

I recently returned from my 11th trip to Sian Kaan where I was joined by 2 friends. One had been to Sian Kaan with me twice before and the second recently came to Canada from India and hadn't been on an all-inclusive vacation before. When we arrived, we learned that we our rooms were being upgraded due to my gold status :) Our vacation was amazing from start to finish! We spent a lot of our time in the party pool and loved the entertainment staff (Katia, Alex, Francisco and Josue). Katia's fitness classes were also awesome and we had a great time at the foam party! My one friend loved playing volleyball in the pool! Carlos at the bar was amazing as always, as were the additional staff at the pool bar. We ate several meals at the Cenote snack bar. Staff were very friendly and the food (and beverages) were tasty! I want to acknowledge Roque for his excellent service at both Maiko and Alux. Jesus at the Gran Tortuga also went above and beyond for our final a la carte. I also want to acknowledge Carlos and Giovany at the lobby bar. They kept the drinks flowing for the many Jays fans in the crowd. In addition, I had a massage and facial combo by the lovely Berenice - spa here is great! I can't wait to come back here over the holidays and I'm excited to check out the new Tequila section of the resort.

Unsafe, unsanitary, and traumatic stay — avoid this resort!

My experience at Bahia Principe Luxury Sian Ka’an was extremely distressing and unsafe. On my first night, I woke up struggling to breathe from a strong mold smell in my room. Despite calling the front desk multiple times after midnight, it took nearly an hour for anyone to respond. The second room they moved me to had clearly been sprayed with air freshener to cover the same problem — once the window was closed, the mold smell came right back. I have asthma, and the exposure triggered a serious asthma attack and high blood pressure. The resort doctor advised hospital care, and I had to cut my trip short to return home for treatment. The property was completely unsanitary — dirty fans, musty air, stained towels, and mold strong enough to cling to my clothes and luggage even after washing. The staff showed no empathy or urgency during a clear medical situation. It’s also not a vibe if you’re under 50. The crowd is older, it’s far from the beach, and you have to rely on slow golf carts to get around. Nothing about this place feels “luxury.” It’s outdated, humid, and uncomfortable. I wouldn’t recommend it to anyone — especially those with allergies, asthma, or any kind of health sensitivity.

    Best vacation of my life!

It was our first time visiting and we were absolutely thrilled with our experience! We had perfect weather, food and drinks were excellent and we met the most amazing people. The only negative were the mosquitos but we know nobody has control over that. The activities at the pool were so much fun that we never made it to the beach!
