One star – worst hotel experience we’ve ever had
Location is great. Just a 5 min walk to the beach. That’s the only good thing about this property. We stayed here as a family in July 2025 and had a terrible experience. Our room had a termite infestation, black mold came out of the whirlpool jets, and the room was dirty from day one (nuts under the bed, dead bugs, dust, old toy by the door). A room change was offered but we were told the termite issue was “not a problem“ so front desk suggested to stay in the room. Families also know that every room change takes a lot of time and is stressful. Why can‘t you just keep your rooms clean at first? Housekeeping was unreliable, the ceiling fan was noisy, the fridge didn’t work properly, the balcony did not close fully and worst of all: my daughter was served a yogurt at breakfast that had expired over two weeks earlier. So I‘d suggest to have a closer look at the food when ordering a child’s meal. Let photos speak for themselves. I’ve contacted IHG Guest Relations with no result yet. Hotel management does not reply either. I‘m IHG Platinum member. Until major changes happen, I strongly recommend staying elsewhere. Also don‘t let yourself get fooled by the water park pictures on the website. Water park is NOT fully included. You just get two one day-admission tickets. Even if you book for more than two people.

Great, but needs refurbishment
The hardest part of reviewing this hotel has been deciding what to score the hotel. We loved our stay hear, but can't overlook the many issues that are present. I would have loved to score higher and the location, staff, views etc all warrant five stars but it is let down by age, poor maintenance and cleaning and badly needs a refurbishment. First the good: > The staff are all friendly and helpful, including reception, security, restaurant etc. > We were given a free upgrade to a waterside apartment that included a good size living area, well appointed kitchenette which included a fridge/freezer, dishwasher, cooker, microwave, coffee maker, utensils, mugs and plates, a good size bedroom with sliding patio door, dressing area and good size bathroom. > The bed was really comfortable. > The view - the room overlooked the harbour area and it was enjoyable to sit outside watching the boats go past, the occasional dolphin and the plethora of water birds. It was also interesting to watch the bridge open for larger crat to pass through. > The restaurant - Jimmy Iguanas. This was fantastic with a good menu choice at reasonable prices, good quality food, excellent service and enjoyable ambiance. There is live entertainment each night and whilst the quality of these acts varies it's a nice touch. > The facilities - parking either underneath the hotel (the best option if spaces are available as it keeps the car cool) with a large external overflow car park. A mini golf course throughout the first floor of the hotel, a normal pool and splashpark (open to the public), shop, bar, restaurant. The bad: > Rooms and general hotel need a major refurbishment. in our room we encountered dirty and worn furniture - the living room chair especially was very dirty and I received multiple bites when I sat in it. Our internal door handle came away and had to be repaired by maintenance, the toilet roll holder was loose, the shower head was rusty and dirty and in general the room was tired and needed a full update. > Cleaning - our room was not cleaned for two days running, I spoke to the room attendant and was promised it would be done within the hour - it wasn't. I spoke to reception who were apologetic and sorted me out with clean towels and replacement toiletries. > Daily service charge - Like other reviews (I should have read them before staying) I was not aware that there was a daily service charge. At $37 a night plus taxes this seems excessive - we did not use either pool, although the hotel did not charge me for every day as compensation for the room not being cleaned every day. We would consider this hotel again - mainly because of the the location and staff. We would definitely choose one of the rooms overlooking the harbour and if it gets a refurbishment will be worthy of 5 stars.

Great Time in a slightly run down hotel
To start things off, yes the hotel is a bit run down, although quaint, and needs some TLC. However, the service from Pat at the front desk, Dawn, Kristine, Lisa and Allison at Jimmy Guana’s were awesome. We had a suite facing the sunset side which was basically a parking lot and I asked for a harbor view and she was happy to accommodate us. She was polite and helpful. Throughout our stay we were served by Dawn, Lisa, Allison and Kristine. All were fantastic, on the ball and in the game so to speak. My wife and I thank you all so much for your hospitality. You guys were awesome. The food was delicious as well. I was worried b/c many of the reviews said it was terrible as well, but they must have had bad days. The grouper sandwich, wraps and breakfast were delectable. Jimmy Guana’s was quite good. Thank you to the staff for a great stay.

Excellent
My husband and I got the king suite that had the upstairs bedroom downstairs living room kitchen. It was very spacious and very clean. The hotel itself could use some updates painting that sort of thing. The staff excellent, very nice very helpful. We walked to everything we wanted to see the beach, restaurants shops. We did one afternoon in the splash pool, but we preferred the basic pool closer to our room. We would definitely stay here again.

A Great getaway steps from the beach.
This was a return trip to the hotel. Key west style which we really love. We love the two stories suites water view. Hotel is older, but we don't mind. We love the boats and the inner coastal view. Also, love that we were greeted by a nice gentleman in the parking lot.That helped us unload our car. Apparently he was on his way home, but he went out of his way to help us, and it happened to be Kyle, the hotel manager, such a pleasant young man. We definitely will return to this hotel every time we visit Indian Rock Beach.
