Don't even bother doing research, just book this hotel now.
Trust me. I did HOURS of research on the best possible beachfront hotel near San Juan. Let me tell you, it paid off BIG TIME. This place is fantastic. My girlfriend and I were looking for a more adult, stylish vibe on the beach, minutes away from San Juan. What we got was that and more. We took a 5-minute, 3 dollar Uber to this hotel, and immediately saw the sun setting on the beach as we pulled in. When we checked in, the incredible and kind receptionist Daly told us we were upgraded rooms...for free! Guys. This room was insane. The most stunning view of the ocean on the 7th floor, with sexy dimmable lighting, and wood and black accents everywhere. I was so pleased with the graceful check in, we dropped our bags and immediately changed into our swimsuits to still catch the sun setting on the beach. (I'm back at work now, typing this at my desk with gritted teeth. Why did I leave again?) But hey, the sand and sun is good, but what about the pool? Oh, baby, they got two. AND ONE IS ON THE ROOFTOP. The view is even better up there. The 2nd story pool is definitely my favorite though, with the poolside service, and sunbathing couches and chairs. I couldn't help but feel like a rockstar when we could sit in the pool with a cocktail, and gaze out at the swaying palm trees on the beach as lo-fi beats played softly overhead. All week long, it was hard to leave. I made SO many plans and activities, but it was hard to convince ourselves to venture out when it seemed like everything was right there for us. However, a minor complaint I have is that despite a 250$ deposit placed on a card for check-in, no bar or restaurant on property could bill to your room. So that meant if I wanted a drink, even a sparkling water, I would have to get out of the pool or run up to get my wallet. However, they were empathetic about this and usually said to come back and pay when I could, no rush. We tried both the Kumo Rooftop Restaurant, and Awwa Raw Bar, and both were very good. In some cases, we saw that the prices for a great meal there was cheaper than heading into San Juan or Santurce to get something similar. Gigi was our server and clearly an irreplaceable asset to the team. She seemed to just appear when you needed her, whether it was on the rooftop at 8am breakfast, or beach service as the sun set that evening. Eventually it was time to leave (again, why?) and when TSA at the San Juan airport took their sweet time and caused us to miss our flight, Daly happily welcomed us back, took our luggage, and encouraged us to hang out as long as wanted. I really couldn't have asked for a better experience.

five stars
Beautiful hotel on the isla verde beach. Rooms are so beautiful I had to take a picture! The view from the hotel room was also amazing. The staff are accommodating and the valet service was great. It was $20 a night to keep our car at the hotel and they gave us a link to request the car 5-10 minutes before we came down to the lobby. Staff are available on beach for towels and chairs free of service. The pool was also gorgeous. Excellent hotel. Thank you for making our stay memorable. - Lauren & John

I wouldn’t recommend
Location was good between San Juan & the more jungle marina area. Bartenders & food staff were good. The room had been renovated but you can tell it wasn’t done the best pain on the windows, spacing/cracks in bathroom, sheets & towels had holes. Room was always set very cold despite our adjustment each day it did not remain. Front desk staff were not helpful in resolving an issue of the valet taking over 40 minutes to get our car which resulted in us missing our activity. Initially no one was willing to give us our refund. Said they would but did but have not recieved yet so that was likely a lie. TV constantly buffering impossible to watch & wifi hardly ever worked. Was on the 6th floor & noisy late night, construction noise at 7 AM (despite being told there wasn’t any construction 4th floor still was being renovated at the very least). Next door there is a molded run down building n which completely ruined the partial beach view

Aire De Olive - Honest Review (May 2025)
Please beware. Hotel is nice: Rooms look even better in person. However the service is inconsistent and there is a great need for improvement. Check In: We arrived at 11pm. The front desk did not greet us right away there was a young girl who differed to another worker who came out the back because she was scrolling on her phone. A decently bad representation for the first initial interaction on property. They did offer welcome drinks as a nice touch. Valet: Valet is only nice if you perpetually tip them on a daily basis. You Order your car using a link sent to your phone. Which does not always work out the best. I have received my car 10-20 mins prior to my need to leave the property just to wait another 10-20 mins post request. I’ve witnessed non hotel guest receive their cars prior to me due to the valet being familiar with the (yoga/pilates class guests) I tipped some employees on the last night but the service slowly got worse over time. When I arrived the first night the valet were quick to opened my doors and help me with my bags. Upon checkout the staff didn’t open my door or help with bags. Also the valet forgot to leave the keys in the car. I drove 20 mins away, when I noticed, I immediately called the hotel to be told by the valet team that I had misplaced the key and to call a lock smith. I assured them that the key was with them. Valet told me that they were certain the keys were in the care more than2 times. On my 3rd call back to the hotel and looking through the car they informed me that they did in fact have my key. It took the valet staff them 2.5 hours to drive my key back to me, blamed it on traffic. The valet service was extremely bad, I would’ve preferred to park myself on the property. The valet service did not feel like a premium experience at all. Awwa (pool side Restaurant): Had a bad experience here as well. The waitress asked if I wanted food and promptly provided a menu. She left for 30 mins and returned to ask if I wanted anything. As soon as I began to order she looked down at her watch and said actually the kitchen had just closed. Which left me puzzled. She gave me an alternative menu from the full service restaurant. I asked her to give me some time to review the new menu and she walked away to take some orders from yoga/pilate guests, who are not hotel guest. After I reviewed the menu, the waitress never returned. I ended up leaving after waiting another 30 mins. I ended up making reservations off property instead. Overall the hotel is nice. I do think that if you use the services offered you will experience a mix bag of experiences. It is obvious some employees care much more about the guest experience than others. You will catch most of the hotel employees who do not care about the job that much typically scrolling on their phone or texting.

Hotel is beautiful
The room was absolutely beautiful along with the city/ ocean views. the staff was amazing. I wouldn’t suggest this room for friends, only because the shower is glass and is in the middle of the room. Pool was a little too hot. I don’t know why the heater was on so high in may. Make sure you get there early to reserve your chair. There’s only eight beach chairs. We did do breakfast on the rooftop restaurant and it was ok. Service was impeccable. there is a Walgreens within walking distance along with a few restaurants. They were doing remodeling on a few of the floors so there was a little bit of noise. Overall, I would stay there again.
